What is a Level 2 Survey?

When buying a property, choosing the right type of survey can be confusing — especially with terms like Level 2 and Level 3 survey being thrown around. But making the right choice can save you from costly surprises down the line.

WA Level 2 survey is a mid-level, non-intrusive inspection designed for conventional properties in reasonable condition. It’s ideal for flats, modern homes, or properties that haven’t undergone significant alterations.

  • Identification of obvious issues such as damp, timber decay, roof defects, etc.
  • A traffic light condition rating system
  • General advice on maintenance and repair
  • Market valuation and insurance rebuild costs (if requested)

 

This is the most popular choice for homebuyers and offers excellent value for money.

What is a Level 3 Survey?

A Level 3 Building Survey is the most detailed type of report available. It’s recommended for older, larger, listed, or significantly altered properties, or if you suspect the building has hidden issues.

  • A comprehensive, in-depth inspection of the structure and fabric of the building
  • Assessment of concealed areas (where accessible)
  • Technical advice on defects, repair options, and timelines
  • Photographic evidence
  • No valuation included (optional add-on)

 

If you’re buying a period property, planning major renovations, or just want complete peace of mind, the Level 3 survey is the gold standard.

Which Survey Should You Choose?

  • Is the property older than 90 years?
  • Has it been extensively altered?
  • Are there visible issues or signs of movement, damp or poor workmanship?
  • Do you plan to renovate or extend the property?

If yes to any of the above, the Level 3 survey is likely the better choice.
If the property is relatively new, well-maintained, and of standard construction, the Level 2 survey should be sufficient.
