Your surveyor can't go ahead with a survey that doesn't match the property's needs/requirements.

LEVEL 1 SURVEY : From £355

  • Also known as a Condition Report 
  • The most basic and least detailed survey
  • Condition rating only, no repair advice, no property value advice
  • Best suited to new build homes

LEVEL 2 SURVEY : From £395

  • Also known as a Homebuyers Report
  • More in-depth than a condition report 
  • Repair issues & risks will be highlighted but not advised on
  • A valuation report can be added on if required
  • Suited to modern property types and properties in good condition

LEVEL 3 SURVEY : From £445

  • Also known as a Building Survey
  • The most comprehensive examination of the structure and condition of a property 
  • All accessible areas as well as any (safe) concealed areas will be assessed by your surveyor
  • Necessary repairs or maintenance will be advised on
  • Suited for older properties, properties in poor condition, listed buildings, properties made of unconventional materials or properties that have had significant building alterations or work done to them

NEW BUILD INSPECTION

SNAGGING SURVEY : From £295

Snagging is the process of inspecting a newly built (or refurbished) property to ensure that the works completed meet the standards that the builder has agreed to meet.  

A snagging list, also known as a New Build Inspection Report, is an exhaustive assessment conducted on a property before its handover to the owner or buyer. This inspection aims to identify 

  • Defects
  • Incomplete works 
  • Areas that do not meet the expected quality standards

A detailed report compiles a comprehensive list of issues found, along with photographic evidence, ensuring clarity and precision .

The list will then need to be rechecked and confirmed as being satisfactorily completed.

SMALL COMMERCIAL PROPERTY VALUATION

PROPERTY VALUATION : From £250

 A property valuation is not a survey and does not report on potential issues that may arise in the future, instead this report comments on any obvious and current issues found within the property, which may negatively impact its value.

During a valuation, your RICS qualified and Registered Valuer will visit the proper to carry out the report.

RICS surveyors follow robust practice standards to deliver the most accurate, high quality valuations.

 

A Valuation can be added on to any Level 2 or 3 survey.
